Project Manager - Special Projects

Description

The Project Manager - Special Projects is the face of CellSite Solutions and works closely with customers and field staff to manage and complete project. Duties include, but are not limited to:

  • Oversee special projects as assigned from opportunity to completion.
    • Gather quotes from Subcontractors/Vendors
    • Calculate labor & material costs to determine profit margin for sales opportunities
    • Create projects and quotes in NetSuite
    • Oversee the direction of the projects and provide input for improving efficiencies and scheduling/deadlines
    • Evaluate the success of the project against its P&L at project completion. Have project close out meeting with Foreman to discuss successes and downfalls of each project.
  • Estimate bid price for projects as needed and provide estimates to other departments as requested.
    • Compile competitive pricing from subcontractors and material vendors
    • Ensure all costs are accounted for to complete the project per customer specifications
    • Ensure pricing meets company standards for margins
  • Have detailed pre-deployment meeting with Project Foreman. Create detailed Scopes of Work, Construction Drawings, Job Hazard Analysis forms for the crew; ensure they are properly filled out and turned in. Work with Liz to update these as needed.
  • Communicate with Clients to understand expectations and timeframes
    • Communicate obstacles and progress
    • Adhere to project deadlines and goals
    • What additional projects do they have we can bid on? What can we upsell on?
  • Communicate with Subcontractors and Vendors to obtain favorable pricing and ensure deliverables meet expected timeframes; ensure subcontractors’ quality and safety are to CSS standards.
  • Update NetSuite and WIP spreadsheet as needed; Maintain comprehensive project documentation using the P: drive, Microsoft Teams, and NetSuite as guided.
  • Work with Purchasing Dept so they can order materials in a timely manner.
  • Work with Refurb, HVAC, and Civil Depts for scheduling of labor resources.
  • Monitor the field employees’ day-to-day time on each project and address any concerns with the employee and the supervisor.
  • Review and approve close out packages.
  • Customer follow-up on outstanding projects.

Other requirements of this position:

  • Excellent organizational skills are a must, including the ability to prioritize tasks.
  • The ability to work in a quickly changing fast-paced environment.
  • Must be able to use Microsoft Office Suite including Outlook, Word, and Excel
  • Must be proactive in problem-solving and be able to take direction
  • Must be professional with verbal and written communication
  • Project Management experience on projects of $1,000,000 and greater is preferred
  • Experience vetting and approving subcontractors is necessary
  • Sales or Business Development experience preferred to help with building customer-relations and upsell potential

This position is Exempt and is not eligible for overtime. Travel may be required for this position. Three weeks’ vacation is accrued bi-weekly throughout the year. Company Cell Phone will be provided after successful completion of 90-day probationary period.

Site Auditor

Description

The Site Auditor travels to telecommunications tower sites to perform in-depth audits of the shelters, compound, and access to the site in order for CellSite to make business decisions in relation to the condition of these items. Job Summary:

Ensures compliance with established internal control procedures by examining records, reports, and documentation. Verifies assets and liabilities by comparing items to documentation. Completes audit workpapers by documenting audit tests and findings. Frequent travel to client sites to perform onsite auditing.

  • Site Auditor functions;
    • Compilation of site audits includes:
      • Safely traveling to site locations. Utilizing all appropriate PPE and safe work practices.
      • Utilizing the Site Auditor Application program to accurately record information.
      • Take entire photo portfolio of access road, site compound and its components.
      • Review site photos to determine condition of shelter and crane access to shelter.
      • Take accurate measurements of shelter. Create detailed layouts of surfaces, obstructions, etc.
      • Document and photograph damage to customers facilities as observed.
    • Utilize 360-degree camera when possible for inside photo of shelter.
    • Provide concise notes in the audit application about the condition of the overall location and its components and what issues need to be addressed.
    • Follow the direction of the Decom Manager to perform to research and resolve any discrepancies to the audits and inventory.
    • Travel is necessary as part of this job for when the Decom Management team determines that other facilities need to have periodic audits performed.
    • As directed by the Decom Management team, other duties may be assigned to help rig a shelter or inventory item, either on site or at other locations. At that time, you will be informed of who your point of contact will be on that project. Travel may be necessary for these projects.
    • Ability to read and understand construction documents and blueprints.
    • Ability to walk and stand at customer sites for up to 7 hours a day.
    • Ability to climb stairs and ladders.
    • Ability to withstand various, and sometimes extreme, weather conditions to include heat, cold and precipitation.
  • Miscellaneous projects as assigned by Decom and Logistics Management team.

This position is hourly, non-exempt, and eligible for overtime. Nationwide travel is required for this position. A valid driver’s license is required for this position.

Crane Operator

Description

Crane Operator for CellSite Solutions, LLC duties are as follows:

  •  Responsible for operation of crane used in heavy lifting and transport
  •  Responsible for personal safety and safety of co-workers
  •  Shows commitment to CellSite Solutions safety culture through personal behavior and willingness to influence others
  •  Responsible for slings, cables, straps, and the crane prior to lifting operations
  •  Perform preventative maintenance as required to ensure safe and continual service of crane
  •  Responsible for own and rigger’s compliance with company policy, safety guidelines and procedures that pertain to the crane operator’s job
  •  Remains in continual voice (radio), hand, and/or communication with rigger while operating the crane   Responsible for creating an environment fostering open communications concerning safety issues
  •  Participates in safety meetings and other rigger safety programs
  •  Assures that all lifts are within load limits of equipment and correctly rigged
  •  Assures that lifting gear is inspected prior to use
  •  Operates crane equipment to hoist materials and equipment in a safe and efficient manner

Experience and Qualifications required:

  • One-year experience as crane operator
  • Completion of High School or secondary education is preferred

Foreman - Civil Services

Foreman - Civil Services is the first supervisory tier above Civil Services Technician and reports to a Project Manager. The Foreman - Civil Services will lead a crew(s) and must have good interpersonal communication skills, as well as skills performing basic construction, electrical, and mechanical work.

This position must assist with the work schedule to minimize downtime and assign workers as necessary to meet project deadlines. HVAC Technician

HVAC Technician is responsible for performing work per customer specifications in the field, typically under the direction of a crew lead or foreman.   • Install, troubleshoot, and repair HVAC units at customer locations, a majority of which are 3-ton and 5-ton self-contained wall-pack units and a minority of which are 3-ton and 5-ton mini-splits.
